I get this question all the time. And people are usually surprised by the answer, because it is not as simple as picking a season.

The short version: the best time to replace your roof in Utah is late spring through early fall. But we install roofs in every month of the year, and there are good reasons to think about timing beyond just the weather.

Why are spring and fall the sweet spot?

Asphalt shingles need a certain temperature range to seal properly. The adhesive strips on the back of each shingle activate with heat. Ideally, you want consistent temperatures above 45 to 50 degrees for a few days after installation so those strips can bond. Spring and fall in Utah give you that, along with comfortable working conditions and less chance of weather delays.

Late April through June and September through mid-October are what I consider prime roofing months along the Wasatch Front. The weather is generally cooperative, the days are long enough for a full work day, and we are not fighting extreme heat or cold.

What about summer?

Summer works just fine for installation. The shingles seal great in the heat. The downside is that it can be brutal on the crew when roof surface temperatures are pushing 150 degrees or more. Some roofing companies slow down or see quality drop in the hottest weeks of July and August. We manage our schedule to make sure the crew is not being cooked up there.

The other summer consideration is monsoon season. From mid-July through September, those afternoon pop-up storms can delay work. It is not a dealbreaker, but it can stretch a two-day job into three or four if we lose an afternoon to weather.

What about winter?

We covered this in more detail in our article on winter roof replacement, but the short version is yes, we do it. Shingle sealant takes longer to activate in cold weather, the crew works shorter days, and weather windows require more planning. But for homeowners with urgent situations or those who want faster scheduling during our slower season, winter replacement is a solid option.

The homeowners who plan ahead always have a better experience than the ones who wait until the bucket is under the ceiling.

What is the real answer?

The best time to replace your roof is when it needs to be replaced. If you have an active leak, water damage is getting worse every day you wait. If your roof is at the end of its life and you are patching problems every few months, the calendar is not your friend.

If your roof is not in crisis but you know replacement is coming, plan ahead. Get your inspection done in late winter or early spring. Make your decisions on materials and contractor. That way when the weather opens up, you are first in line instead of calling around in June with everyone else trying to get on the schedule.

A word about scheduling in Northern Utah

Davis County and Weber County have some of the most active roofing seasons in the state, partly because of how hard Utah weather is on roofs and partly because of how many homes are in a similar age range from the building booms of the 1980s and 1990s. Those roofs are all aging together.

What that means practically: the good contractors fill up fast in spring. If you are hoping to get on the schedule in May, you should be calling in February or March. The homeowners who call us in late winter get their pick of dates. The ones who wait until June are looking at a longer wait or settling for whoever has availability.
