What factors affect your roof replacement cost?

If you've gotten quotes that are thousands of dollars apart, these are the reasons why. The cheapest number is not always the safest one.

Roof Size & Pitch

Steeper roofs require more safety equipment, slower work pace, and more labor hours. A 9/12 pitch costs significantly more to reroof than a 4/12 pitch of the same square footage.

Number of Layers

Utah code limits residential roofs to two shingle layers. If you already have two, a full tear-off is required. That adds cost depending on roof size and how the old material comes off, but it also gives you a clean slate.

Decking Condition

We don't know what's under the shingles until we pull them. Damaged or rotted OSB has to be replaced before new materials go down. We price deck repairs per sheet, not as a surprise line item.

Material Choice

Standard architectural shingles are the most common and cost-effective option. Designer shingles, impact-resistant shingles, and metal roofing all cost more. They can also add long-term value and in some cases lower your homeowner's insurance premium.

What's Included

A full Bob Harvey Roofing replacement includes tear-off and disposal, new synthetic underlayment, ice and water shield in valleys and eaves, new flashing, drip edge, ridge cap, ventilation check, and full cleanup. Not every contractor includes all of this.

Yes. A complete Bob Harvey Roofing replacement includes tear-off and disposal, all new materials (underlayment, ice and water shield, flashing, drip edge, ridge cap), installation labor, and cleanup. We don't quote materials only and add labor later.

How accurate is the calculator estimate?

Close enough to budget around, not close enough to sign a contract. Roof pitch, decking condition, and accessibility are things we can only assess in person. After a free inspection, we give you an exact written quote with no vague line items.

Can I finance my roof replacement?

How do I know if I need a full replacement or just a repair?
