How Is a Commercial Roof Different from a Residential One?

A commercial roof has a different job than a residential one. Most commercial buildings in Northern Utah have flat or low-slope roofs, which means water does not run off the way it does on a pitched shingle roof. It has to be managed. Drainage, membrane integrity, and proper flashing around every penetration on that roof are what keep your building dry.

We have been working on commercial roofs along the Wasatch Front since 1988. Restaurants, banks, office buildings, retail spaces, churches, warehouses, HOA buildings. The common thread is that every one of those building owners needed someone who could look at their roof, explain what was going on, and give them a straight answer about what it would take to fix it.

That is what we do. We get up there, document everything, and walk you through your options before you spend a dollar.

What Membrane Systems Do We Install?

We are a Duro-Last certified installer and have been for 35 years, making us one of the longest-tenured Duro-Last contractors in the region. We have received multiple awards from Duro-Last over that time for quality and volume of work. Duro-Last is a PVC membrane that gets custom-fabricated to fit your building's dimensions. The seams are heat-welded, which creates a watertight bond that holds up far better than glued or taped systems. We have seen Duro-Last roofs perform for 20-plus years in our climate with minimal maintenance.

For projects where PVC is not the right fit, we also install Johns Manville TPO systems. TPO is a solid single-ply option for buildings that need a reliable membrane without the higher cost of PVC. It performs well on most commercial applications where chemical exposure is not a factor.

We still work with modified bitumen when the situation calls for it, particularly on smaller commercial sections or buildings with irregular roof geometry. And if your building has an old tar-and-gravel roof that has reached the end of its life, we can evaluate whether an overlay is possible or if tear-off is the better path. In many cases, we can install a new membrane directly over the existing roof, which saves significant cost and disruption.

For commercial buildings with steep-slope sections, we use the same CertainTeed ShingleMaster Premier Contractor systems we install on residential jobs. Some buildings need both flat and steep-slope work, and we handle the full project so you are not coordinating between two contractors.

Can You Keep Our Business Open While the Roof Is Done?

Yes, and we do it all the time. Your building does not shut down while we work on it. We have re-roofed restaurants during business hours, replaced membranes on office buildings with tenants working downstairs, and done after-hours work on retail spaces to avoid disrupting foot traffic.

Coordination matters. Before we start a commercial job, we sit down with you and talk through scheduling, access, noise concerns, and any tenant considerations. If there are areas where we need to limit vibration or noise during certain hours, we build that into the plan. The goal is to get your roof done right without turning your business upside down.

Commercial roofs also have more penetrations to deal with. HVAC units, exhaust fans, plumbing vents, skylights, electrical conduit. Every single one of those is a potential leak point, and every single one gets proper flashing and membrane detailing. That is where the difference between a good commercial roofer and a mediocre one shows up.

How Do You Keep a Commercial Roof in Good Shape Long-Term?

If you own a commercial building, your roof should be inspected at least twice a year. Spring and fall are the best times, and both tie into how Utah's seasons beat up a flat roof. Spring catches any damage from winter snow loads, ice, and freeze-thaw cycles. Fall catches anything from summer UV and heat before the snow comes back.

How long does a commercial roof replacement take?

It depends on the size of the building and the system we are installing. A small retail space or office might take two to three days. A larger warehouse or multi-unit building can take one to two weeks. We schedule commercial work to minimize disruption to your business, and we will give you a clear timeline before we start so you can plan around it.

Can you work on our building while we stay open?

Yes, and we do it regularly. Restaurants, offices, retail stores, churches. We coordinate with you on timing, noise-sensitive hours, and access so your business keeps running. We have done plenty of jobs where customers never knew there was a crew on the roof.

What is the difference between TPO and PVC membrane?

Both are single-ply membranes used on flat and low-slope roofs. TPO is heat-welded and performs well in most commercial applications. PVC, like Duro-Last, is also heat-welded but has better chemical resistance, which matters if your building has kitchen exhaust, grease, or chemical exposure. PVC also has a longer performance track record. We will recommend the right system for your building based on what it actually needs.

How often should a commercial roof be inspected?
