Duro-Last is a PVC single-ply membrane designed specifically for flat and low-slope commercial applications. It is the only single-ply manufacturer that custom-fabricates the entire roofing system to fit your specific building. The deck sheets, accessories, flashings, and details are all manufactured to your building's exact dimensions before they ever arrive on your roof. That is a fundamentally different approach from unrolling generic sheets and welding everything together on site.
With a standard single-ply system, the installer rolls out large sheets of membrane on your roof, cuts them to fit, and heat-welds every seam and detail on site. The more seams you weld in the field, the more opportunities there are for something to go wrong. Weather, wind, dust, moisture, temperature, human error. Every field-welded seam is a potential leak point.
With Duro-Last, up to 85 percent of the seams are completed in a factory-controlled environment before the material ships to your building. The sections arrive pre-welded, pre-cut, and ready to lay down. Custom-fabricated accessories fit the curbs, pipes, drains, and edges on your specific roof. Our crew welds the remaining seams on site, but the majority of the work that historically causes callbacks has already been done under controlled conditions.
The result is a faster, cleaner installation with less waste, less noise, and less disruption to your business. Your building does not shut down while we work. There is no hot tar, no open flame, and no strong chemical odors. The installation is clean and quiet enough that most tenants barely notice we are up there.

Commercial flat roofs in Northern Utah take a beating. Snow loads sit on them for months. The freeze-thaw cycle works on every seam and penetration. UV exposure at our elevation is more intense than in lower-altitude states, and summer heat on a flat roof can push surface temperatures well above ambient. The membrane has to handle all of that without cracking, splitting, or losing its waterproofing integrity.
Duro-Last's PVC formulation is engineered to resist UV radiation, ponding water, chemicals, and temperature extremes. The 50-mil membrane puts 28 mils of thickness on the top performance layer, which is the layer exposed to the weather. That exceeds industry standards and most competitors at the same or even higher mil values. The woven anti-wicking scrim reinforcement prevents water from traveling through the membrane if it is ever punctured.
For buildings with unique challenges, like restaurant grease exhaust, chemical exposure from manufacturing, or heavy rooftop equipment traffic, PVC is the right material. It resists the acids, alkalis, animal fats, and industrial chemicals that would degrade other single-ply options.
Duro-Last offers warranty tiers that go well beyond what most commercial roofing manufacturers provide. The 15-year warranty with consequential damage coverage is available at no additional cost on custom-fabricated systems. That means if a roof failure causes water damage to the inside of your building, the damage to your interior is covered. Most manufacturers do not include that.
For longer protection, Duro-Last offers 25-year and 30-year warranty options with materials, labor, hail, and high-wind coverage. The warranty is backed by Duro-Last directly, and they have a team of over 80 technical representatives across North America who handle warranty inspections and claims. It is not a warranty on paper that disappears when you need it. It is a warranty with real support behind it.

Duro-Last offers several warranty tiers: Basic, Ultra, and Supreme. The Basic warranty covers the membrane. Ultra adds materials and labor. Supreme is the top tier with materials, labor, and consequential damage coverage, meaning if a roof failure causes damage to the interior of your building, that damage is covered too. Warranty terms go up to 15, 25, or 30 years depending on the tier. The 15-year warranty with consequential damage coverage is available at no additional cost on custom-fabricated Duro-Last systems.
In many cases, yes. Duro-Last is lightweight enough that it can often be installed directly over an existing roof without a full tear-off, as long as the existing roof deck is structurally sound and the substrate is in acceptable condition. This saves you the cost and disruption of removing the old roof. We evaluate each building individually and let you know whether a recover or a full tear-off makes more sense for your situation.
