Fall Roof Tune-Up

One visit. A full inspection with a written report, and the small maintenance work that keeps winter out. $399.

Most of the roof problems we get called about in January started as something small in October. A cracked pipe boot. A few nails that backed out over the summer. Sealant at the chimney that finally gave up. None of it looks like much in the fall. Then the freeze-thaw cycle goes to work on it, and by mid-winter it is water in your ceiling.

The Fall Roof Tune-Up is built to catch those things while they are still small, and to fix the ones we can fix on the spot. It is one visit, it is $399, and you come away knowing exactly what condition your roof is in.

What is included in the Fall Roof Tune-Up?

The visit has two parts. First we inspect and document. Then we do the maintenance work.

The inspection

This is a full condition and life-cycle review, not a quick look from the driveway. We get on the roof and go through it, and you get a written report with photos showing:

  • The overall condition of your roof, in detail
  • How much service life it has left
  • Any problem areas, documented with photos so you can see what we saw
  • Written estimates for anything that needs attention beyond the maintenance work below

That report is yours to keep. Whether you are planning to replace the roof in two years or ten, you will know where you stand and you will have it in writing.

The maintenance work

While we are up there, we take care of the small things that cause winter leaks:

  • Gutter debris clearing and inspection. We clear loose debris from up to 200 linear feet of gutter so the system can be properly inspected and we can confirm water is flowing where it should. This is an inspection clearing, not a full gutter cleaning. If your gutters need a deep clean, we will tell you and quote it separately.
  • Sealing at pipes, chimneys, and flashings. These are the most common leak points on any roof, and sealant is the thing that fails first.
  • Minor wind damage repair, up to one bundle of shingles.
  • Missing ridge cap replacement, up to one bundle.
  • Resetting loose fasteners. Nails back out over time as the deck expands and contracts. Left alone, they push up through the shingle above.
  • Resealing exposed fasteners. Every exposed nail head is a potential entry point once the sealant around it cracks.

What if my roof needs more than the tune-up covers?

Then we tell you, we show you photos, and we give you a written estimate. That is it.

We do not perform any work beyond the scope above without your approval. Nobody comes down off your roof with a surprise invoice. If the inspection turns up something larger, a section that needs real repair, flashing that needs to be replaced rather than sealed, or a roof that is genuinely at the end of its life, that goes in the report as a documented recommendation with a price, and you decide what to do with it on your own timeline.

Why does fall maintenance matter so much in Utah?

Because of what winter does here specifically.

Snow sits on Wasatch Front roofs for months, not days. It melts during the day, refreezes at night, and that cycle repeats all season. Water works its way into every crack and opening on the roof, freezes, expands, and makes the opening bigger. A hairline gap in October is a real leak by February.

Winter also closes the window on repairs. Once temperatures drop below freezing consistently, sealants do not cure properly, shingles become brittle and crack when handled, and getting on a snow-covered roof safely is not always possible. There is a stretch of the year where the honest answer to "can you fix this now" is "not well, and not safely."

Fall is the last good window. What you do in September and October decides how your roof handles the next five months.

How much does the Fall Roof Tune-Up cost?

$399, flat.

That is the same price whether you have a small rambler or a larger two-story. No square-footage tiers, no surprises on the invoice. You are billed after the maintenance work is complete, not up front.

When is the Fall Roof Tune-Up available?

September 1 through December 31.

Appointments in late fall are weather-dependent. If conditions are not safe to work in, we reschedule. We are not going to put a crew on an icy roof, and we are not going to do sealant work in weather that will not let it cure. Booking earlier in the season means more flexibility and a better chance of getting the date you want.

Do I need a tune-up if my roof is new?

Probably not this year, but sooner than you would think. Fasteners back out and sealant degrades on new roofs the same as old ones, just more slowly. Most homeowners benefit from starting somewhere in the three-to-five year range, and from staying on a regular schedule after that.

If your roof is under warranty, there is another reason to keep up with it. Most manufacturer warranties require reasonable maintenance, and a documented annual inspection is the cleanest way to show you have done it. The report you get from us is exactly that documentation.

Who does the work?

The same people who work here every day. Bob Harvey Roofing is family-owned and has been roofing Davis and Weber County for about 40 years. Our crews are W-2 employees, not day labor and not subcontractors, and we are a CertainTeed ShingleMaster Premier Contractor and a TufDek Authorized Dealer.

You will get a real inspection from someone who knows what Utah weather does to a roof, because we have been repairing the results of it for four decades.
