Not Every Problem Needs a New Roof

A lot of homeowners and building owners call us convinced they need a full roof replacement. Sometimes they do. But a lot of the time, what they actually need is a targeted repair that fixes the problem and keeps the rest of the roof working the way it should. Our approach is simple: if we can get more life out of your roof, that is what we are going to recommend.

We have seen too many companies push a full replacement when a repair would have solved the issue and saved the customer thousands of dollars. That is not how we do things. We get up on the roof, look at the whole picture, and give you an honest answer about what it actually needs. If a repair makes sense, we will tell you. If it does not, we will explain why and walk you through your options for replacement.

Roof leaks are tricky because water does not always show up on your ceiling directly below where it enters the roof. It can travel along rafters, run down sheathing, and show up ten or fifteen feet from the actual source. That is why a lot of homeowners end up frustrated after paying someone to "fix" a leak that comes right back. The repair was in the wrong spot because no one took the time to trace it properly.

Common Repairs We Handle

The most frequent repair calls we get are for missing or damaged shingles after a windstorm, leaks around pipe boots and plumbing vents, flashing failures around chimneys and walls, and damaged valleys where two roof planes meet. These are all areas where water finds a way in if something is not sealed properly or if age and weather have taken their toll.

We also repair damage from fallen tree limbs, animal intrusion, improperly installed satellite dishes, and previous repair work done by other companies that was not done right the first time. That last one is more common than you would think.

On the commercial side, we repair membrane punctures, failed seams, ponding issues, drain problems, and flashing around HVAC units and exhaust penetrations. Same approach: find the actual problem, fix it properly, and document what we did.

Routine Maintenance for Older Roofs

If your roof is getting up there in age but is not ready for a full replacement, routine maintenance can stretch its life by years. We will come out, give your roof a thorough inspection, and tell you what needs attention now versus what can wait. A little preventive work in the right spots goes a long way.

Common maintenance items include re-sealing flashings, replacing cracked or deteriorated pipe boots, clearing debris from valleys, and addressing small areas of wear before they become leak points. For commercial buildings, that also includes checking membrane seams, clearing drains, and inspecting penetration details.

When Repair Is Not Enough

We will always be straight with you. If your roof is past the point where repairs make financial sense, we will tell you that too. Some signs that a replacement is the better path: widespread granule loss across the entire roof, multiple areas of cracking or curling, soft spots in the decking, or a roof that is already well past its expected lifespan and needs work every year.

The honest question is whether you are going to spend more on repeated repairs than you would on a new roof that comes with a warranty and gives you decades of protection.
