Should I Get A New Roof Before Selling My Home?

Should I Get A New Roof Before Selling My Home?

Bob Harvey Roofing • September 13, 2022

The decision to install a new roof before selling your home depends on several factors. Does your house need a new roof or just a few repairs? Will a new roof add value to the property, or are you willing to accept a lower sales price and wait longer for an offer if you don’t replace the roof? What else should one consider?

Roof Repair vs. Roof Replacement

Are you wondering how long a roof lasts on a house? Every roof installed by a professional company has a warranty. Metal roofs generally have a twenty-five-year finish warranty, and if the roof of your family home was replaced ten years ago, there is a good chance only minimal repairs are needed. Never get onto the roof yourself to check its condition. Bob Harvey Roofing provides a free, no-obligation 16-point roofing inspection that will give you peace of mind.

Signs You Need to Replace Your Roof

Have you recently turned into your driveway and noticed the roof of your house does not look uniform anymore? Are there streaks running down the bathroom wall from the ceiling? These are clear signs you need to replace the roof of your home.

Concerns about the re-roofing cost are real and understandable. But property is an investment, and if you don’t carry out regular maintenance, the value of your family home decreases. Here are some signs you need to replace the roof.

  • Water damage

Streaks forming on the walls of a room and expanding spots on the ceilings are indications that water is leaking through the roof.

  • Missing or curling shingles

Whether the roof has strip, dimensional, or luxury asphalt shingles, when you look towards the roof and see curling or missing tiles, your belongings are at risk, and your home needs a new roof.

  • Exposed nails or fasteners on a metal roof

Metal roofing is a resilient material and holds up well in harsh weather conditions, but if you notice exposed nails or fasteners pulling loose, your metal roof needs replacing.

How Much Value Does a New Roof Add?

Are you wondering whether a new roof on a house will influence the sales price? The National Association of REALTORS® (NAR) is an association with 1.5 million members working in the residential and commercial real estate industry. In their2022 Remodeling Impact Report, they surveyed consumers and NAR members about interior and exterior remodeling projects.

The NAR members, REALTORS®, were requested to provide an estimate of the expected dollar value a project would add to a house at resale. For the report, that dollar value was compared to the estimated cost of a project, and a ‘Recovered Project Cost’ percentage was calculated. The results show that when a new roof is installed, there is a 100% cost recovery when the house is sold.

Fun fact: The report found that installing a new garage door also has a 100% cost recovery.

Benefits of Replacing Your Roof Before Selling

Does redoing a roof before selling have benefits? Replacing the roof of your family home while looking for a new property is very stressful, but there are certain advantages.

More offers.A home ready to move into is important to buyers, and a new roof creates curb appeal resulting in more offers.

Potentially shorter sales process
. Everybody wants to sell their home as quickly as possible to finalize the purchase of their new house. When a new roof is part of a presale remodeling program the property should sell faster.

Selling price or higher.
Buyers would immediately offer a lower price to make up for the expense and inconvenience of replacing the roof. With a new roof you could get your selling price or even higher.
