Why Do Roof Inspections Before Buying A House?

Buying a house is an exciting time in anyone’s life. The prospect of a place that can be transformed from a simple building into a place of comfort, relaxation, and safety – a home – should not be ruined by problems that could have been avoided. 


Before rushing off and finalizing your offer, make sure you have inspected every aspect of the property, including the roof. Roof inspections are usually conducted by a professional roofing company, after which you should be provided with a room certification as well. However, these inspections are important for more reasons than just a certification. Here’s why:


What Inspectors Look For


A roof inspection should not take more than a few hours – most likely less if you contact an experienced roofer to conduct the inspection. The inspector will look for a variety of damage that ranges from superficial to serious and is usually in regard to the roof’s structure, materials, workmanship, and interiors. 


Superficially, your roof will be checked for its: 


  • Leaks
  • The construction
  • The framing
  • Ventilation
  • Gutter


When it comes to weather damage or general wear and tear, the inspector will usually look for things like peeling, damaged, discolored, warped, or missing shingles or panels, sagging supports, rust, or rotting wood. They will also check the underside of the roof for moisture damage that could potentially compromise the look and structural integrity of your roof. They may even check the inside of your house for leaks or water damage. 


The Soffit, fascia, vents, and skylights will also be inspected to ensure they are in good condition. In addition, the inspectors ensure that the gutters are clear of leaves and other debris and that any downspouts are directed away from your house. Your inspector might recommend pruning any climbing plants or branches that could cause damage to your roof in the future.


Your inspector will also check for signs of sagging and inspect the roof membrane for splits, holes, and cracks because these problems can weaken your home’s roof system and cause damaging water leaks.


Some other aspects that are included in the inspection are:

 

  • Roof shingles that are stained or discolored
  • Broken, missing, or warped shingles
  • Flashing rust and sagging
  • Gutter leaks
  • Mildew, mold, and pest infestation
  • Drainage or vent obstructions
  • Damage to the chimney, skylights, or vents
  • Mounting of HVAC units


What Questions to Ask


Ask the sellers in advance if the roof inspector can access to the interior of the house you are interested in buying in order to conduct the inspection. Contact the inspector beforehand to find out how long it will take and if you are allowed to be there so they can explain their findings to you firsthand. If you are planning to build an addition that could affect the roofline, your roof inspector may suggest modifications or enhancements. 


Remember, a standard home inspection doesn’t always include a roof inspection. There are times when sellers include roof inspections in the purchase agreement, but a roof certification is not always required.


Does It Need Repairs?


In the event that the roof requires significant repairs or replacement, the inspector will either refer you to an expert or may even be able to provide you with a quote on the spot. It is most likely that the roofer will be able to carry out the necessary repairs accordingly, after which you will be provided with your roof certification.


If there are no necessary repairs, the inspector will give you an estimate of the roof’s remaining life and an official certification for the inspection, which will be valid for between two to five years, depending on where you live. 


What Is a Certified Roof Inspection?


It is important to note that a verbal inspection is not a certified inspection; it is performed by a roofing expert and is in regard to the quality of the roof. A certified roof inspection is performed by a licensed roofing contractor to verify the condition of the roof and the length of time a roof is expected to last (estimated life expectancy). 


These certifications are typically required by lending institutions or mortgage companies before they will underwrite a mortgage for someone who wants to use the property as collateral. These written certifications are usually valid for up to five years.
