Pros and Cons of TPO Roofing

There have been many discussions on the pros and cons of TPO roofing since its introduction to the market, and today it is a widely used roofing product. 


But what is TPO roofing? According to the
National Roofing Contractors Association (NRCA), thermoplastic polyolefin membrane (TPO) is a blend of polypropylene, a type of plastic, and ethylene-propylene polymers. Colorant, flame retardants, ultraviolet radiation absorbers and other substances unique to each manufacturer’s brand are added to these two polymers.   


TPO is one of a group of products within the single-ply roofing system. It is used on low-sloped and flat roofs generally chosen for commercial properties such as malls, industrial buildings and schools. This roofing system is also used for homes and looks modern. 


Single-ply membranes are fastened, glued or ballasted to the roof structure for an added layer of protection. Other single-ply membrane products competing in the market with TPO are:


  • Polyvinyl Chloride (PVC), made from plastic
  • Ethylene Propylene Diene Terpolymer (EPDM), made from rubber
  • Atactic Polypropylene (APP), also known as modified bitumen/asphalt.

Advantages 


The advantages of using TPO as a roofing material far outweigh the disadvantages. It includes durability, energy efficiency and ease of installation. 


  • Durable


TPO membranes are very durable, and they need be. Besides the constant weather exposure, roofs of commercial buildings are inspected more regularly than those of homes, increasing chances of wear and tear. 


Due to their plastic nature, TPO membranes withstand punctures, tears, dirt accumulation and mold growth. Its flexibility means it can withstand building settlement and thermal expansion/contraction well. It is also fire-resistant and endures moderate hail. 


  • Energy efficient


TPO is ultraviolet (UV) resistant, and its white reflective surface deflects solar heat, making it an energy-efficient product. Many TPO roofing material manufacturers are Energy Star certified with the U.S. Department of Energy (DOE) and registered with the Cool Roof Rating Council (CRRC) in its Product Directory


  • Easy to install


TPO is easy to install because the sheets of TPO roofing membranes are lightweight and flexible. It is manufactured in wide sheets that roll out easily over large areas. It means there are fewer seams that need closing. 


TPO membrane seams are hot-air welded, making them three times stronger than products using tape and six times stronger than products with glued seams. 


Disadvantages 


TPO roofing disadvantages include inconsistent manufacturing quality, inability to handle extreme heat and lack of color options compared to other roofing materials. 


  • Manufacturing quality


If the TPO roofing membrane manufactured is not of high and consistent quality, the product lifespan is shorter. To avoid this disadvantage, clients can check if the brand suggested for their property has an Energy Star rating and was evaluated by the CRRC.


  • Inability to handle extreme heat


TPO roofing does not stand up to extreme heat, and though manufacturers are improving on this, it is not the best product to use in areas with consistently high temperatures. 


  • Limited color choices


TPO roofing is generally white, but gray and black colors are available. It does not have the color range provided by other roofing materials, such as asphalt shingles or metal roofing.
